10/2/14 – Napa Tour Update

What a great day for tour, today! For the first time in a while, there were some truly custom built homes.  As a Realtor(R), especially in American Canyon, I get used to seeing cookie cutter homes built and designed by the typical developer.  And while these homes aren’t bad, by any stretch of the imagination, it becomes very easy just to run in, check out the floor plan, nod knowingly and then scoot on to the next home.  Today was definitely not that kind of day.

There were 2 homes on the first half of the tour that really stood out for me.  The first is 1610 El Centro Ave (off of Jefferson).  It’s listed by Brendan Lesti with Windermere Napa Valley Properties and is selling for $729,000.

These pictures do not do this home justice.  It is a flip. It sold last October for $470,000.  In fact, I remember seeing this home last year and the difference is just stunning. Gone is the dated fireplace, replaced with a new, sleek marble fireplace; the orange shag carpeting has been taken out and replaced with strand bamboo flooring throughout the home. The kitchen has been almost completely redone with quartz counters and a 5 burner commercial refrigerator and a built in wine bar. The home is 4 beds, 4 baths and approximately 2458 square feet on almost 1/5 of an acre. It’s vacant and easy to show.

170 Canyon DrOne of the great things about living in the Napa Valley is the views. This one is taken off the balcony from 170 Canyon Dr in the Silverado Country Club, listed by Teresa Davis with Pacific Union at $3.495M. The house is immaculate and is custom built. You can literally see across the entire Napa Valley. Unfortunately, my phone just can’t quite do it justice.

My last stop on the morning half of the tour was 1061 McKenzie Drive off the Silverado Trail (about 1 block down from First St). Listed by Karen Cherniss & Kim McPherson (more Pacific Union Agents) and offered at $975,000 this is a one-of-a-kind home. This home was on earlier in the spring (with a different brokerage) and brought back by Karen & Kim.  It was a last minute ad-on for me and I am extremely glad that I stopped by.  Unfortunately, I left me phone in the car so no (blurry) pics of this one.  It’s a little over 1 acre and the property goes all the way down to the Napa River.  Short walk to Oxbow (you can see Copia from the deck!) but I felt like I could be out on Big Ranch Road, 20 minutes away from town. This particular home is for a buyer looking for rustic charm while still being close to everything! I’ll be honest, when I walked in I felt like I was back home in UC Berkeley Professor’s home. It’s open this weekend, but is also easy to show.

Happily, the second half of the tour met the high standards that the first half set. 251 Caswall St. is one of those homes that just grows on you. Listed by Rob Pursell with Sothebys and offered at $1,15M. Single story, ranch style home; 3 beds, 2 bath and approx 2602 sf.

The lot is about 1.7 acres with a small “gentleman’s vineyard.” It’s on City Sewer & water which is a huge bonus for these homes on the outskirts.

The last home that I saw this morning was 4036 Browns Valley Rd. Set back from the street, this 5 bed, 3.5 bath, approx 3059 sf home exudes personality. It’s listed by Lauren Nicholsen & Elise Currey with Pacific Union (yep, we had a lot of them on tour today!) and offered at $1.395M. Traditional farm house, it’s the first time that it’s been on the market in about 30 years. The sellers have obvious pride in ownership of their home and upgrades are evident throughout.  They created a large formal dining room to allow them to entertain.  There is color throughout the home but is muted (and enhanced) by the black and white flooring as well as the black and white tiled kitchen. Complete with a large lawn and gated pool, this home is just special.

Napa Brokers Tour 7/31/14

I have to admit, I have a pretty great vocation: Not only do I help build communities by helping people purchase their (for right now) dream homes, at least twice a week I get to run around and look at other people’s homes, architecture, design styles, etc.  It’s a pretty unique situation and I feel pretty lucky that I get to be a Realtor for a living.  Days like today, where it’s bright and sunny in Napa and not (yet) too hot make Brokers Tours a highlight of the week. And then!! when I have the opportunity to see a few special homes on top of it, it makes it even better.

It’s not entirely fair to say that a $2.145M custom-built home nestled within Browns Valley is the home of the tour, but it was.  19 Huntington Ct is listed by Stefan Jezycki with Pacific Union and is a 4 bedrooms, 4.5 baths, ~5700sf; a creek runs through the back yard.  My hope for the general public is that there is an open house slated for the weekend of August/9-10 because it is worth seeing. First showings are on August 4th with 24 hour notice.

There are a couple of other gems that I found along the way today.  The first home that I think is absolutely great is 755 Joseph Ct, about 1.5 blocks from Pueblo and literally across a cul-de-sac from O’Brien Park and McPherson Elementary School. Just an absolutely wonderful location. This home is also exclusively listed by Stefan and is offered at $514,900; 4 beds, 2.5 baths and ~2000SF, it shows much, much better than the pix.  755 Joseph Ct

 

I’m not always a fan of the split level homes, but for whatever reason this one really works for me.  Hardwood floor throughout the entry way, main living area and kitchen provide a polished and updated look. Stepping down, there is a separate family area with fireplace and a sliding glass door that opens out into the backyard. There is a medium-sized patio with arbor; the backyard has recently been landscaped using a black tanbark & mulch mixture with a mind to the current drought, but also making perfect soil in case someone wishes to re-sod it. It’s open on Sunday from 1:30 – 3:30pm; it’s also easy to show, contact me to make arrangements to view it.

My other favorite home today was 71 Homewood, exclusively listed by Tracy Warr and offered at $350,000. Wonderful 2 bed, 2 bath home, ~900SF. This home was bought as an REO in 2009 and the current owners did a remarkable and loving job of updating this home. 71 homewood

Hardwood floors throughout the primary living area gives an elegant touch. Black tile in the kitchen gives it a contemporary feel while the white cabinets provide a rustic counterpoint that I think works very well. Huge backyard with room for a pool, lawn and a standing hammock. This would be a great starter home for a young couple or family. 1 hour notice to show, the home is not currently scheduled to be open this weekend (although that could change); they’re taking offers on Wednesday 8/6 @ 5pm so take some time to get over there.

Napa Tour Update 7/24/14

Decent-sized tour today – 17 homes.  This is a pretty good size despite it being in the middle of summer.  There were a couple of attractive homes on tour.  1020 Clark St, listed at $495,000 by Jocelyn Monello with Heritage Sotheby’s was cute once I got inside. It has a generous backyard, including a rows of grapes.  1020 clark2 beds, 1 bath ~885sf, it’s just about 1/2 block from Silverado Trail and close to one of my favorite restaurants, Compadres.

My favorite home of the day, though, was 2539 West Pueblo Ave, offered at $539,000 and listed by Kelli Marchbanks with Coldwell Banker. It’s in a very cute neighborhood with tree-lined streets, close to an elementary school and open space along Dry Creek Road.

3 beds, 2 baths, ~1300sf and it sits on .19 acre. It has a small front porch where you can sit and enjoy the front yard. The living room, complete with a fireplace, greets you as you walk through the front door. The kitchen counters appear to have been recently updated although some of the appliance may be a bit older. Wood beams trace the ceiling in the kitchen and dining area.  The dining area looks out onto a spacious backyard with a little patio seating area.  The home is open from 2-4pm this Sunday. I don’t think that this one will last long.

Napa Tour Update 7/10/14

Back on tour today after a 6 week hiatus getting ready for American Canyon’s 4th of July Festival.  Lot’s of homes to see, which means that inventory in Napa appears to be continuing to return. There was something for everyone including a great home on Old Vine Way listed by Elise Curry with Pacific Union @ $995,000. 3 bedroom, 2.5 bath & 3000+/-SF, it backs up to a vineyard. The best way to describe it is polished. The owners opened up a 4th bedroom converting into a master suite that includes a sitting room overlooking the vineyard to the North. My favorite part, however, is the custom built bookcase that wraps around the entire loft. This home is a gem and at $995,000 is a steal (for Napa any way).

My other favorite home has to be 54 Hahnemann Lane, just off Wine Country Ave.  Listed by Beth Braby (Terra Firma Global Partners) at $819,000, this 4 bed, 2.5 bath, 2600+/-SF home makes maximum use of indoor and outdoor space.  Beautifully staged by Jodie Zimmeran with Napa Valley Home Staging, I was taken in by the light, airy feel of the property. 2 stories, it has a tranquil back yard and quiet setting in front.  The home opens up to an inviting living area, including a formal dining area if you so choose.  The kitchen is just offset and there is a large, but not cavernous, family area abutting the kitchen. Bay windows open out onto the back garden.

 

4/4/14 – AmCan Napa Tour Update

Great couple of days for touring in Napa and AmCan.  There were a few homes on the Napa Brokers Tour yesterday that really stood out:

  • 60 Hoffman Ave – I absolutely fell in love with this home! Listed by Kelli Marchbanks with Coldwell Banker @ $399,000. 2 Bed,1 bath home @ 864± sqft. Massive yard with an artist studio and/or office – it has electricity running to it. Both the front and back yards are landscaped. The inside is light and airy with hardwood floors, and the kitchen has a gas range with breakfast nook. Close to Oxbow. It’s available to show from 2-6pm today (Friday) or there is a Public Open House on Sunday from 2-4pm.
  • 441 Monroe St – I hate using the word charming, but it’s difficult to describe it any other way. Listed by David Hobaugh, also with Coldwell Banker for $429,000. 2 beds, 1 bath, 1,016± sqft. This home is ready for you to move in. Hardwood floors throughout. Quintessential downtown Napa home built in 1948, just a short walk to Fuller Park. This home is also open on Sunday from 1-3pm.
  • 2952 Pinewood Dr – Single level, Browns Valley home! Listed by Melanie & Michael Mutters with Bradley Real Estate @ $550,000. This house feels much bigger than the 3 bed, 2 bath, 1600± sqft that it says in the tax record. Home is on a corner lot with updates throughout; has an open floor plan making it great for entertaining. This home shows really well and is open tomorrow (Saturday) from 3 – 5pm.

Today was tour day in American Canyon, and with tight inventory, it was good to see that there were 3 homes available to be shown today:

  • 103 Reed Dr – listed by Kip Clark with Chatoff Properties @ $289000; 3 bed, 1 bath, 1024± sqft. Great location, close to shopping and Hwy 29. Perfect starter and/or investment property. It looks like there will be an open house this Saturday from 1-3pm.
  • 26 Pelleria – Listed by Henny Gho with Eagle Vines @ $549,000; 5 bed, 3 bath, 2746± sqft. This is a short sale. This is in the Via Bellagio area. Close to the High School. Large home with open floor plan. Expansive back yard with lots of potential. Highlight has to be a wrap-around, walk-in closet.
  • 98 Oakstone Way – Also Listed by Henny with Eagle Vines @ $579,000; 5 bed, 3 bath, 3003± sqft. Without a doubt, this my favorite home on the American Canyon tour today. It has a covered entry, office in the front to the left as you walk in. Open floor plan, wonderful backyard for entertaining complete with a built-in, wood burning fireplace that can moonlight as an over…or is it the other way around?? Sweeping master suite with jacuzzi tub. Around the corner from Silver Oak park, simply a gorgeous home.  I’m hearing that there will be an Open House this Saturday, but I have not been able to confirm that. This home is really worth the look.

Am Can Market Update – 3/21

3…3 homes on the market in American Canyon as of 10:30am, March 21.  3 homes…

  • 549 Canyon Meadows @ $369,900, exclusively listed by Elizabeth Tageson over at Coldwell Banker in Benicia. I haven’t had a chance to see it yet, but great location. The home is 4 beds, 2 baths and approx. 1800sf. Offers were due this past Wednesday, so it’ll be interesting to see when it comes off…and if anything will replace it!
  • 30 Palestrina Ct @ $462,000, exclusively listed by Bill Davidson with Tree House Real Estate Solutions. 4 beds, 3 baths at @ approx. 2900sf this home is a steal! It’s safe to assume that this home will generate multiple offers and I would expect it to go higher. It’s open both days this weekend from 1-4pm and offers are expected to be reviewed by COB on Monday, March 24.
  • 186 Spikerush Cir @ $520,000, exclusively listed by fellow American Canyon Lion Cori Badertscher with Eagle Vines Realty. She had it on tour today so I did get a chance to take a look around.  Davidon built, this single-story, 3 bed, 2 bath home is approx. 2500sf. It has a massive bonus room in the front which could easily be converted into a 4th bedroom. It sits on the corner of Spikerush and Wetlands Edge and has a tremendous view of the wetlands and sunset to the West.  She’s holding the home open this Sunday from 1-4pm.

11/14 Napa Tour

Really skinny tour today, with only 6 properties available for viewing.  This will more than likely be the case for the rest of the year as we head into what is typically viewed as the “slow season” for selling a home…of course, this means that it might just be a great time to pick up a deal!  I saw 4 of the 6 properties on tour, as I chose to take my time rather than the usual sprint.  Each property was a little bit different and I am glad that I had the chance to see each of them.

20 Catania Lane, Napa (MLS# 21325313)

Listed @ $1,049,000 by Allen Ray with Windermere Napa Valley Properties.  The property is on 0.6+/- acres off of Big Ranch Road in kind of Northwest Napa.  5 beds, 3.5 baths, 2 stories and almost 3800 sq ft. Huge living area downstairs and massive bedrooms upstairs.  Plenty of outside space to sit and read the Sunday paper. Updated kitchen with stainless steel appliances, granite counter tops, substantial counter space and a prep island. The sleeping quarters are upstairs and boasts a large master suite complete with expansive walk-in closet and master bath.

Theresa Davis in our Napa office is listing this property @ $979,000. 3 bed, 2 bath with bonus room/den. Single level home in Silverado Country Club. Large back yard with pergola, concrete patio and fire pit.  This is a great home and at a great price for its location.

1998 Milton, Napa (MLS# 2134448)

This is a remarkable property, listed by Charlotte Chapman with Coldwell Banker @ $3,250,000.  This is not about the house.  What makes this property special is the land.  Zoned marine commercial, the land is at the far end of Milton along the Napa River.  Words and pictures cannot do this property justice.  Perfect piece of land for someone with a vision. This is a must-see for anyone who is thinking of investing in the Napa Valley.  Soil likely not right for grapes, but other uses possible.  Easy to show, so let me know if you’re interested!

10/24 Brokers Tour Update

Lots of fun on tour today.  Although we are going into the slow(er) season, with many sellers opting to wait until the spring to put their homes on the market, there were still quite a few good properties to see.418 Brown Street

1811 McKinley Rd, offered @ $2,399,000 and listed by Agi Smith and Tim Hayden from Pacific Union (full disclosure, I am a PU agent). I stopped by expecting a spectacular home and I was not disappointed.  It’s backyard is a Cabernet Sauvignon vineyard. 4 beds, 3 1/2 baths and 4478± sf  plus a guest house. The home is smartly laid out and flows nicely.  The floors are Brazilian Cherry Wood, with gourmet kitchen and a large dining room. Plantation-style home.

1918 Brown Street, offered @ $549,000, listed by Joe Brasil, Coldwell Banker – Brokers of the Valley. This is an extremely smart, refined house just a short walk from down town.  2 bed, 1 bath and 1621± sf. Exposed beam ceilings and plaster walls give way to absolutely gorgeous hardwood floors. Renovated kitchen has butcher-block counter tops, a sun room and a private back yard.  This home shows extremely well.

Without a doubt, the home of the day is 418 Brown Street, offered @ $569,000 and listed by Ellen Politz & Jennifer Leigh with Terra Firma Global Partners.  3 bed, 2 bath, 1556± sf and only about 4 blocks from downtown Napa, 418 Brown has so much to offer. The pictures just do not do this property justice.   The home is set back from the street and adorned by your own magnolia tree-lined walkway. This is a huge lot, both front and back. High ceilings in the living room provide an airy and light feel which only increases when you climb up a ladder to a tiny little nook that is just perfect for a play room or office. The kitchen might need some updating but this is a tremendous property. It is in a prime location in Napa, I do not think that it will last long.

10/17 Napa BT Update

Light tour again today, as we head into the “slow” season.  There are a couple of homes that are back on the market this week and a few new ones.  There were two notable homes on tour this week that fall into each category.  The first is 1024 Johnston St (MLS# 21322932) listed by Steve Hartung with Bradley Real Estate @ $549,000. This home is a great home in Browns Valley.  It’s off the beaten path without a lot of traffic, and yet fairly close to the park, school and town.  Walking in it has a Mediteranean feel, with stucco walls and tiled floors.  Just behind the main family room/eating area is a true wine cave.  Tons of modern upgrades with a pool out back.  Great home.

18 Janai CtThe other home is 18 Janai Ct (MLS# 21309323), listed by Heli Sairanen & Michael Lawrence with Coldwell Bankders – Brokers of the Valley @ $695,000. This property has been on the market for a couple of months.  It is a 3 bed, 2.5 bath with a converted office/den downstairs, at 2931± sq ft built in 1990.  This is a very cute home and is easy to show.

There are 4 porches that wrap around the house, leading to a garden and yard. The house has great natural light with vaulted ceilings.  It feels airy and spacious.  This is in a great location new Alston Park. The price has been reduced from the original list price. This is a fair price for the location.

Napa Tour Recap – 10/10

Light day on tour today as many of my colleagues were down in Long Beach at the California Association of Realtors convention.  Nevertheless, I was able to get out and see a few houses.  As always, the homes out in the Silverado Country Club were gorgeous.  Pacific Union’s Lynn Moore has a home on St. Andrews Dr with views overlooking the Country Club.  5 Beds & 6 baths with 6594± sq ft. It shows absolutely beautifully with nooks and crannies inside and out to hide away with a cup of coffee and the newspaper.  Great light and a great feel.  Many houses this size can feel overwhelming but somehow this property felt more like home.  Definite European touches throughout.

I also stopped by 588 Main Street, #325 (also a Pacific Union home – Elise Currey).  Unlike the rest of the agents in Napa County, I haven’t had the opportunity to see all of the river front condos.  I was absolutely blown away.  river front

With a view of the Napa River from the master bedroom, and views of the historic Napa Mill, this condo has an urban feel.  With an assortment of restaurants in the restored riverfront along main street, this is a great location for those fleeing the city but who aren’t quite yet ready to give up the city life.  3 Bedrooms & 3 baths, 2001± sf and 2 stories.  This property is one of only a few in the Riverfront Residences with three beds.  Comes with its own 2 car garage.

Without a doubt, the home of the day was 19 Buhman Ct. Nestled comfortably in Browns Valley. I went as an afterthought and I am glad that I did. Tastefully designed, this 4 bed, 4 bath and 3239± sf home is wonderfully laid out; 2 stories with large master suite.   Expansive park-like back yard on .47± acre lot.  Stroll across a bridge to the pool.  My breath was truly taken away when I walked in.  This home shows just wonderfully.
